Centennia Suites ready for launch

Centennia Suites, a freehold District 9 condominium along Kim Seng Road, is expected to preview later this week. Developed by Lippo Group, the 36-storey tower has 97 units made up of 2BR, 3BR, 4BR apartments and two penthouses. Read on for price and floorplans.

Built over the old Kim Seng Plaza, it was bought by the developers in late-2006 for $132m and works out to $737 psf ppr, including an estimated $6m development charge.

It is zoned for Commercial/Residential use but looking at the initial layout from the brochure, no shop space seems to be planned. The site is 60,400 sqft with a 3.1 plot ratio, giving it a maximum floor area of 187,200 sqft.

Bucking the recent trend of launch-first-build-later, the developers have already begun construction on the site even before any units were launched (check the URA website if you don't believe me). Why? We wonder too.
